Every package includes a measured survey of your home and a 3D model of the design. No VAT is added.

Prices are for a typical single-storey extension; two-storey extensions and loft conversions are quoted after a free call. Council fees (£585 for a householder planning application in Wales), building control fees, structural calculations and energy assessments are paid separately.

Welsh rules, done right
Wales has its own Approved Documents and drainage approval rules. Drawings are prepared to the Welsh standards, not copied from England's.

Questions
Do I need planning permission?
Many single-storey rear extensions fall under permitted development and don't need full planning. I check your house at the survey and, if it qualifies, apply for a Lawful Development Certificate instead, which is cheaper and quicker.
How long does planning take?
Councils aim to decide householder applications within 8 weeks of the application being validated. Drawings are usually ready to submit 2–3 weeks after the survey.
What else will I have to pay?
The council's planning fee (£585 for a householder application in Wales), the building control fee, and if needed a structural engineer and an energy assessment. I'll list these in your quote so there are no surprises.
Are you an architect?
I'm an architectural designer specialising in residential extensions. "Architect" is a protected title in the UK for those registered with the ARB.
